BOARD OF ADJUSTMENT
1. P16-027: 310 E. Kelly
The applicant is requesting a variance to allow development on slopes greater than 25%, and some areas with slopes greater than 30%, for the property addressed as 310 East Kelly Avenue. The Variance request is associated with three other current Planning Items, Items P16-024, 025 & 026; a request for a Planned Unit Development (PUD) to rezone the property to UR-PUD, a Sketch Plan and a Hillside Conditional Use Permit (CUP). 

PLANNING COMMISSION
1. P16-024, 025 & 026: 310 E. Kelly
The applicant is requesting approval to rezone their property from the Auto-Urban Residential (AR) zone to the Urban-Residential – Planned Unit Development (UR-PUD), including a Sketch Plan and Hillside CUP, to develop 56 residential units located at 310 East Kelly Avenue. These applications are also running concurrent with a Variance request to physically develop on slopes greater than 25%. 

2.P16-039 & 059: Redmond Street Rentals, 335 Redmond Street & 557 E. Hall
The applicant is requesting approval for a Development Plan to rezone their property from the Auto-Urban Residential (AR) zone to the AR – Planned Unit Development (AR-PUD) to develop 28 residential units located at 335 Redmond Street. In addition, the applicant is requesting an Administrative Adjustment to reduce the Landscape Surface Ratio (LSR). Staff Report and Materials, Complete Drawing Set
